Common questions

How much is the deposit?

A single, refundable $200 deposit is required for all monthly RV sites and must be paid in full before arrival. It holds your reservation and serves as your security deposit, and at move-out it's applied to your final electric bill and the return of your Wi-Fi access point — so only one $200 deposit is required.

Is there a lease?

No. Sites are rented under a month-to-month service agreement. Registrants are guests on private property, and no landlord/tenant relationship is created or implied.

How old can my RV be?

RVs should generally be less than 10 years old and in excellent condition. Before an agreement is signed, current photos of all four sides must be submitted for approval. RVs older than 10 years may still be approved on a case-by-case basis through this photo review. Management reserves the right to refuse any RV that does not meet park standards.

What is the cancellation policy?

Cancel at least one week before arrival and the $200 deposit is refunded less a $25 cancellation fee. Cancel less than one week before arrival and the $200 deposit is forfeited. On departure, a two-week notice before the 1st of the month is required, or the deposit is not refunded.

Are pets allowed?

Yes. Up to two pets per RV are allowed and must be current on vaccinations. Pets must be leashed on a lead no longer than six feet. Dogs over 50 lbs and certain breeds require management approval, and Pit Bulls are not permitted unless they are certified service animals.

When is rent due, and what are the late fees?

Rent and electricity are due on the 1st of each month. Payments received after the 5th are subject to a $25 late fee plus $5 per day thereafter. Electricity is metered and billed in addition to rent.

What are the quiet hours?

Quiet hours are between 10:00 PM and 8:00 AM. During this time, loud noises of any kind, including voices, music, generators, and vehicles, are prohibited.

How many guests and vehicles are allowed per site?

Each site allows a maximum of 5 guests at one time unless management approves otherwise. Unless a site has more than two designated parking spaces, a limit of 2 vehicles applies, not counting the RV.

General

  • Rent and electricity for monthly guests are due on the 1st of each month. Any payment received after the 5th of the month is subject to a $25 late fee, plus $5 per day thereafter. A $35 fee applies to NSF checks or ACH payments.
  • Site rentals are governed by a service agreement under which registrants are guests on private property. No landlord/tenant relationship is created, given, or implied. Sites may not be sublet.
  • A single $200 deposit is required for all monthly RV sites and must be paid in full prior to arrival. This same deposit serves as both your reservation hold and your security deposit — only one $200 deposit is required. At move-out it is applied to your final electric bill and the return of your Wi-Fi access point.
  • The Park/Management reserves the right to suspend utilities and/or remove guests for failure to render payment in a timely manner, or for any violation of these policies.
  • The Park allows a maximum of 5 guests per RV site at one time unless approved otherwise by The Park/Management.
  • No refunds or pro-rations will be given for early departure.
  • RVs must be equipped with a built-in toilet and bathing facility.
  • RVs should generally be less than 10 years old and in excellent condition. Current photos of all four sides must be submitted to and approved by The Park/Management prior to execution of an agreement. RVs older than 10 years may still be approved on a case-by-case basis through this photo review. The Park/Management reserves the right to refuse any RV of any age that does not meet The Park's standards.
  • Any illegal activity — including but not limited to public intoxication, drug use, theft, disorderly conduct, or assault — will not be tolerated. All such activity will be referred to local law enforcement and will result in termination of the site agreement. The applicant and all site guests will be required to vacate the premises immediately.
  • All guests must be respectful of others. Loud music, barking dogs, and yelling are prohibited, defined as any volume that disturbs a neighbor. Quiet hours are between 10:00 PM and 8:00 AM. During this time, loud noises of any kind — voices, music, generators, vehicles, etc. — are prohibited.
  • The speed limit in The Park is 5 MPH at all times. Guests, visitors, and wildlife all have the right of way. This policy is strictly enforced.
  • All garbage must be disposed of properly in the trash receptacles or dumpsters provided, which are for the use of guests only. Mattresses, furniture, and hazardous waste may not be disposed of or left anywhere on The Park property.
  • The Park/Management is not responsible for personal property or personal injury due to fire, theft, or any other event, nor for damages caused by the actions of other guests or visitors.
  • The Park/Management is not responsible for damages caused by Acts of God, including but not limited to hurricanes, windstorms, tornadoes, earthquakes, rain, hail, floods, freezing temperatures, lightning, flying objects, falling limbs or trees, wildlife, power surges, water pressure events, falling canopy covers, and mudslides.
  • All guests are encouraged to use water pressure regulators and surge protectors for their RV. The Park is not liable for damage due to water pressure or electrical surges.
  • Guests must use septic-safe toilet paper, soaps, laundry detergent, and all other cleaning products. Do not flush wipes or feminine products, even if the label claims they are 'flushable.' Discarding any non-septic-safe foreign objects into The Park septic system is strictly prohibited. Any repairs required due to grease, oil, excessive hair, excessive solid food waste, or other harmful or foreign items will be the liability of the guest.
  • Smoking and vaping are prohibited in the Clubhouse and Laundry area. Please refrain from smoking or vaping in any area where it may bother other guests. All cigarette butts must be fully extinguished and disposed of properly.
  • Guests and visitors must not feed, engage, harass, or otherwise injure any wildlife or stray animals. The Park/Management is not responsible for any injuries or damages caused by animals.

Site and RV Maintenance

  • Please keep your site safe, clean, and orderly.
  • No leaky water hoses are allowed. Guests must turn off the water and replace bad hoses promptly.
  • Digging or staking of any kind is strictly prohibited. Electric and water lines run throughout the property, and driving a post or stake could be deadly.
  • Tarps, plywood, wooden spools, pallets, kiddie pools, skirting, foil on RV windows, and window AC units are prohibited.
  • All outdoor toys, such as bicycles and scooters, must be kept out of sight or neatly stored when not in use.
  • Bicycling, skateboarding, skating, riding scooters, and similar activities are permitted at your own risk. The Park/Management is not responsible for accidents, injuries, or damage to the property of guests, visitors, or The Park. These activities must always yield to foot and vehicle traffic and may not endanger or inconvenience other guests.
  • Non-working vehicles are prohibited, and repairs are not allowed on site. This includes oil changes and other maintenance. If you are unsure what is permitted, please ask The Park/Management.

Parents

  • You are responsible for the actions, conduct, safety, and whereabouts of your children at all times.
  • Children under 14 years of age must be accompanied by an adult and may not be left unattended anywhere in The Park.
  • Children must not obstruct traffic, play on other sites without parental approval, or inconvenience other guests.
  • Any damage to The Park or to another guest's property is the responsibility of the parent and may result in immediate removal from The Park if not resolved.

Pets and Animals

  • No more than 2 pets per RV are allowed unless approved by The Park/Management.
  • All pets must be current on vaccinations. Proof of vaccination must be available upon request.
  • Large dog breeds are not permitted without The Park/Management approval. Any dog weighing more than 50 lbs may be subject to this restriction. No Pit Bulls are permitted unless they are certified service animals. The Park/Management reserves the right to refuse any pet of any breed if safety is a concern.
  • All pets must be on a leash no longer than 6 feet and may not be left unattended outside their RV. Leaving a pet tied up outside any RV or anywhere on The Park property is prohibited. Dogs may run freely within the designated dog park area but must not be left without adult supervision.
  • Guests must clean up after their pets immediately, removing waste from their site and anywhere else within The Park. Pets are to use only their designated RV site or the dog park. Repeat offenders will be asked to leave The Park.
  • Pets are not allowed inside the Clubhouse or Laundry except for licensed service dogs.
  • Pet fences and pens must be approved by The Park/Management and must be free-standing. Securing a fence or pen with stakes or any other item is strictly prohibited.
  • Any pet other than a dog or cat must first be approved by The Park/Management.

Clubhouse

  • The Clubhouse is for the use of The Park guests. Visitors are welcome but must be accompanied by a Park guest at all times.
  • Access codes must not be shared.
  • No food or drinks are allowed on the pool table.
  • Children under 14 may not use the pool table unless a parent is present and playing with them.
  • Guests and visitors under 14 years of age must be accompanied by someone at least 18 years old.
  • The Park/Management is not responsible for cleaning up after guests or their visitors. Please help keep the Clubhouse, Laundry Room, and lawn areas clean for everyone to enjoy.
  • Items within the Clubhouse may not be removed or used outside the Clubhouse. Do not take supplies, toilet paper, or anything else belonging to The Park.
  • All alcoholic beverages must remain in the possession of a legal adult 21 years of age or older. Alcohol must not be left unattended in the Clubhouse or anywhere else in The Park.

Fitness Room

  • Guests must be 18 years of age or older to enter or use the Fitness Room.
  • Equipment must be used with caution. The Park/Management is not responsible for any injury, accident, or health incident of any kind. Use at your own risk.
  • Visitors are not permitted to use the Fitness Room.
  • All equipment must be wiped down after each use.

Laundry Facility

  • The Park/Management recognizes the importance of a functional laundry facility. We ask that all guests do their part to keep it safe and clean.
  • Visitors are prohibited from using the Laundry Facility.
  • Absolutely no washing or drying of pet bedding.
  • Excessive pet hair must be removed from any item before using the washers and dryers.
  • The maximum number of machines used at one time is 2 per guest.
  • All detergents must be safe for High Efficiency (HE) machines and used sparingly.
  • Fabric softener of any kind is prohibited.
  • Guests must remove any debris, hair, coins, or other items prior to machine use.
  • All lint must be removed and disposed of in the trash receptacle after each dry cycle. Please sweep up any debris left behind.
  • Garments containing paint, gasoline, oil, diesel, tar, or any hazardous substance are not permitted in the laundry room and may not be washed in The Park's equipment.
  • Guests must monitor their own laundry and remove items promptly upon completion. Items left in washers or dryers more than 15 minutes after completion may be removed by The Park/Management. Items left unclaimed for more than 48 hours may be disposed of by The Park/Management.
  • The Park/Management is not responsible for lost, stolen, or damaged items. Use of The Park amenities is at your own risk.

Fire Hazards

  • Open fires are prohibited except in covered BBQ pits or grills. Guests must comply with all state and local burn bans and fire safety laws.
  • BBQ grills must be at least 10 feet from any RV or structure. Fires and hot coals must be monitored at all times and properly extinguished after use.
  • All guests are responsible for following state and local regulations for handling bottled gas and fuel.
  • No fireworks or discharge of firearms is permitted. This includes BB guns, bows, and other projectile weapons or toys.
  • The Park is not responsible for any damage due to fire.

Cancellation & Notice Policy

  • Cancellations made at least 1 week in advance may be refunded the $200 deposit, less a $25 cancellation fee.
  • Reservations canceled less than 1 week before the arrival date will forfeit the $200 deposit.
  • Upon departure, we require a 2-week notice before the 1st of the month, or the reservation deposit will not be refunded.

Parking

  • Unless your site has more than 2 designated parking spaces, a limit of 2 vehicles applies (RV not included).
  • All vehicles must fit within their assigned site, on the concrete only. No parking on the grass. Please consult management regarding options for vehicles too large for your site.
Non-compliance with any of these policies may result in immediate removal from The Park. Policies are subject to update at any time without prior notice and are binding. Questions? Call us at (830) 321-1708.
