Why electric is metered separately

"Plus metered electric" means you pay only for the power you actually use, billed from your own site meter. It keeps the base rate low and fair — a light user isn't subsidizing a neighbor running two A/Cs and a space heater.

Everything else is bundled into the monthly rate: water, sewer, fiber-optic Wi-Fi, gated access, and every amenity. Electricity is the one cost that swings with the season and with how you live, so we meter it per site rather than padding the base rate to cover the heaviest users. In a Texas summer, a covered site also keeps your rig cooler — which usually means a smaller electric bill than the same stay on an uncovered lot.

Why covered sites are worth the premium

A covered RV site costs a little more than bare-lot parking, and it pays for itself in a Texas summer: the canopy keeps the sun off your roof, so your rig runs roughly 10–12°F cooler under cover, your A/C works less (lower electric bills), and your roof, seals, and slide-outs are shielded from constant UV.

Questions about rates

What's the difference between standard and premium covered sites?

Every site is covered, on a concrete pad, with full hookups. Standard covered sites are $530 a month; premium covered sites are $570 and have extra open space on one side of the RV pad — handy for slide-outs, a patio setup, or just more elbow room.

Are utilities included in the monthly rate?

Water, sewer, and fiber-optic Wi-Fi are included in your monthly rate. Electricity is the one separate charge — it's metered at your site and billed by actual usage, so you only pay for the power you use.

Is there a deposit?

Yes — monthly sites require a single, refundable $200 deposit. It holds your reservation and serves as your security deposit, and at move-out it's applied to your final electric bill and the return of your Wi-Fi access point.

Do you offer nightly or weekly rates?

Shade Stop RV is built for monthly and long-term guests, but when sites are open we welcome shorter stays: nightly is $60 a night and weekly is $300 a week, on the same covered, full-hookup site with fiber Wi-Fi, gated access, and all park amenities.
